Idyllic secluded valley location close to Bala with its cafes, pubs, shops, cinema, swimming pool and Wales’s largest natural lake. Enjoy boating, stroll around the lake or ride on the steam railway. For the more adventurous there’s the National White Water Centre, Zip World Slate Caverns at Blaenau Ffestiniog, Galn Y Gors Karting Park and the mountain bike trail centre at Coed y Brenin. Head to King Arthur’s Labyrinth or Harlech’s sandy beach, historic Castle, shops and cafes, not forgetting St David’s Golf Course. Being in Southern Snowdonia you can enjoy a plethora of footpaths and cycle routes, superb fishing, varied activities and events alongside the breath-taking scenery. This is an all year-round destination.

The property is accessed via a private driveway . Upon arrival enjoy creative interiors and creature comforts in this lovely farmhouse. Walk into the hall with useful utility area housing a washing machine, tumble dryer and freezer, kick of your boots and hang up your coats. There is also the ground floor stylish shower room with shower and WC here, handy for a quick shower before you relax in the hot tub. Continue through to the spacious kitchen that's well-equipped with electric oven and hob, microwave, fridge, dishwasher and uninterrupted rural views from the window by the sink. Sit at the kitchen table and peruse the cookery books for inspiration. If you decide to eat in make the most of the lovely dining room and enjoy a meal together, play board games and plan your holiday activities. After dinner retire to the lounge, for a cosy night in light the wood burner and watch a film on TV or lose yourself in a good book. Let us not forget the games area with pool table to test your skill. Upstairs you can choose from three lovely bedrooms, a king-size, a twin or the super-king-size. Heading outside, the property is set in an enclosed garden with hard standing and gravel seating areas, perfect for morning coffee, there is a raised lawn and acres of farmland to explore. Embrace the views of the majestic Rhinog and Aran mountain ranges. Enjoy a game of pool in the games area, relax in the hot tub, enjoy a BBQ or take tea and cakes by the wildlife lake at the picnic bench. Maybe cool off with a swim in the lake. The lake is also a watering hole for the cattle, please note the private picnic area is sectioned off for you. If you are bringing your bikes there is a useful storage area. There is private parking for three cars at the property.

We had a lovely few days staying at the farmhouse. Great utility space to come into after dog walking/ mountain biking. The downstairs shower was very useful! The hot tub was very welcome and a great addition to have. Thank you.

We enjoyed a wonderful stay. Quiet, peaceful, beautiful scenery. Very cosy, spacious and exceptionally well equipped. Great for the dogs, lovely walks straight from our door, fantastic utility area to house coats, boots etc. Really enjoyed meeting the cows and their calves! We had a fabulous stay at the watering hole, very tranquil and peaceful, relaxing location. Close to Bala but secluded in beautiful countryside with great views. Fantastic hot tub which we enjoyed most evenings. The lake is a lovely spot, unfortunately when we tried to access this in the mornings we couldn't get through due to the cows and calves, Read morewe tried again later in the afternoon and it was more accessible so would recommend visiting later, however, stay aware the cows may return. Fabulous location, wonderful scenery, secluded and secure for our 3 dogs. The Hot tub was fantastic and we used it every day ( even when it rained!) House was clean, welcoming and had everything we could wish for, walking to private lake, only a short distance away was peaceful and views were stunning. Lovely peaceful location near to Bala lake, ideal for water sports enthusiasts. Cottage lovely and clean, all the rooms are spacious. Kids loved playing in the games area, and in the hot tub. Really enjoyed sitting outside and taking in the scenery.

A lovely secluded spot. House had everything we needed and was warm, cosy. Hot tub used everyday in a sheltered spot. Dog friendly garden - no escapes by our 2. Views to die for. A very restful week for 4 very busy adults. Highly recommended.

A lovely, warm and cosy, very well equipped cottage. In fact the kitchen was exceptionally equipped with every cooking aid imaginable! We loved staying in this cottage it is clean ,comfortable and very spacious with wonderful views. The family enjoyed the hot tub especially on starry nights. Lovely remote location with fantastic views of the hills. There were so many stars to see on a clear night as there's no light pollution. Owners very helpful and friendly but not intrusive.

Lovely farmhouse in a beautiful location. Neighbours are the cows and sheep, plenty of footpaths to wander off on and the hot tub is there to relax in when you get back. Bala barely a 10min drive ,has pretty much everything you need shops, pubs and takeaway wise. The rest of Eryri and coast is pretty much all within 30-45 mins drive. Fantastic accommodation, with spectacular views. Enjoyed evenings in the hot-tub, bbqs and log fires. The property is on a working farm, so it was lovely waking up to cows and their calfs, sheep and lots of little lambs. The only downside is the accommodation is listed as having a fishing lake, which was one of the reasons why we booked this particRead moreular property. However, the farmer told us there have not been any fish in the lake for years!!! Disappointed. Bala is a lovely, welcoming town. Hide

The Watering Hole is the perfect place for a rural getaway, its about an hour from Snowdon which was the purpose of our trip and about 5 minutes from Bala, which has a beautiful lake and ample shops/eateries. The cottage is on a working farm and easily housed our two families and a spaniel, we were encouraged to walk around the surrounding fields aRead morend visit the pond. The property was in a private location surrounded by plenty of walking routes which were perfect for dogs and children alike, and also a short drive from the lovely town of Bala. The house was very clean and well equiped, thank you so much for a wonderful stay.

Beautiful location, for views of miles around and plenty of walking across roaming hills. Bala a short drive away for all local amenities.
